Frequently asked questions
p 1
Are utilities included?
Yes! Your rent covers all utilities: water, sewer, trash, even premium cable and high-speed Internet. We also take care of electricity usage up to $25 per room. If you go over this allowance, the overage amount will be divided between all of the residents in that unit.
p 2
How do I qualify?
There are a couple of ways to qualify for a lease. You may apply as a lease-holding resident and provide personal income equal to 3x the amount of rent or you may utilize a guarantor who provides the income portion to qualify.
p 3
Are internet and cable included?
Yes, every apartment comes cable and internet-ready and the price is included in your lease. However, you will need to supply your own router and TV.
p 4
Are meal plans required/offered at grove?
Grove at Fort Collins does not offer a cafeteria or on-site student dining. However, we do have full kitchens with dishwashers in every apartment. We also host several resident events every month with free food! Call our office to learn more.
p 5
Are pets allowed?
Yes, pets are allowed at Grove at Fort Collins.
p 6
What’s the difference between grove lease agreements and standard apartment leases?
Grove at Fort Collins offers individual leases per person, rather than leases per apartment. This means, if your roommate fails to pay their rent, transfers, or moves, you won’t be held responsible.
p 7
How much does grove at fort collins cost?
Rates vary depending on your floor plan and time of year. Generally, the sooner you sign a lease, the better chance you have of securing a lower rate. For the most up-to-date rates and promotions, please contact our staff at the front desk.
p 8
Are the apartments furnished?
Yes! All of our apartments come fully furnished. Each bedroom includes a full-size bed with mattress, desk and desk chair, nightstand, and dresser. The furniture in the common spaces varies depending on the size of the apartment, but can include a dining table and chairs, sofa, arm chair, and coffee table or ottoman.
p 9
Are there any additional fees I should know about?
When you sign your lease, you’ll pay a $10 application fee and a one-time community fee for unlimited use of our awesome amenities throughout the year. After that, the only additional fee you’ll see is $60 per lease term for Conservice, our utility management company.
p 10
What do i do if I need maintenance in my room?
Give us a call, stop by the office, or submit a service request through our online portal. Our awesome maintenance team prides themselves on quick, courteous service.
p 11
Can I choose my roommates?
Of course! When you fill out your application, our Grove staffer will show you where to put this information. Simply write the name of your future roomie(s) in the designated spot and we’ll make sure you’re placed together.
p 12
What if I don’t have roommates in mind or don’t know anyone?
No worries, we also offer roommate matching! When you fill out your lease agreement, you’ll be given a resident profile card which includes a questionnaire about your lifestyle and preferences. If you need to be matched with a roommate, we’ll use this information to find roommates with similar interests. We take roommate matching very seriously and spend a lot of time making sure we find just the right fit.
p 6
Are leases for families with children available?
Yes. The property’s policy is included here for family occupants with a child(ren) under the age of eighteen (18) who is domiciled with (i) at least one parent, legal guardian, or another person having legal custody of the child under the age of eighteen, or (ii) the designee of such parent or other person having such custody, with written permission of such parent or other person. For family households with children, all household members age eighteen (18) or older must: (A) complete an application, and (B) sign the lease as a Resident. For family households with children under the age of eighteen (18), at least two (2) people will be permitted to occupy a single bedroom. If a family household with children under the age of eighteen (18) requires additional occupancy per bedroom, additional occupants may be allowed on a case-by-case basis based on factors including, but not limited to, the size of the bedroom(s) and unit, age of the children, configuration of the unit, any physical limitations of the property, and local occupancy codes. If the child occupant reaches eighteen (18) years of age during the term of the lease, the lease will be allowed to complete its term, but renewal will only be offered in compliance with the occupancy policy as stated. Child occupants who are under twenty-four (24) months at the time the lease is signed will not be counted under the occupancy policy for purposes of maximum occupancy but will be counted for subsequent leases if they reach the age of twenty-four (24) months during the term of the lease. The Landlord has the right to lease any empty bedroom(s). Families should contact the office directly regarding the application for family households, as this process varies from individual leasing and the required forms are not all available electronically.
